The Oberoi Group is entering wellness-led hospitality with Bhartiya Hospitality, with three resorts planned in Karnataka by 2030.

The Oberoi Group is strengthening its presence in experiential hospitality with plans to develop 20 ultra-luxury wellness resorts across India and select international destinations. The expansion follows a long-term agreement between EIH Limited, the flagship company of The Oberoi Group, and Bhartiya Hospitality, which will jointly develop and operate the properties.

The first three resorts have already been identified in Coorg, Kabini and Hampi, with all three expected to open by 2030. The choice of destinations reflects the partnership’s focus on combining high-end hospitality with nature, heritage and immersive experiences.

Coorg, known for its coffee plantations and forested landscapes, offers a setting centred around nature and slower-paced stays. Kabini is recognised for its wildlife and safari experiences, while Hampi brings a heritage dimension through its historic landscape and UNESCO World Heritage Site. Together, the three destinations provide a foundation for the group’s new approach to wellness hospitality.

Unlike conventional luxury resorts that primarily centre on accommodation and leisure, the planned properties are expected to place wellness, nature and design at the core of the guest experience. The resorts will incorporate personalised wellness programmes, mindful dining, immersive gardens and indoor-outdoor spaces designed to connect guests more closely with their surroundings.

Architecture is also expected to play a significant role. The properties will seek to balance private areas for relaxation with spaces that encourage social interaction, while integrating the built environment with the natural landscape. The focus is intended to encourage longer stays and give guests opportunities to slow down, recharge and engage more deeply with the destination.

The partnership reflects the broader growth of wellness tourism, as travellers increasingly seek holidays that support physical and mental wellbeing alongside luxury and recreation. This shift has encouraged hospitality companies to move beyond conventional spa offerings and develop more comprehensive experiences incorporating nutrition, movement, mindfulness, nature and personalised care.

For The Oberoi Group, the initiative represents a significant expansion of its luxury resort portfolio. The company has traditionally built its reputation around personalised service and high-end hospitality, and the new partnership allows it to apply that approach to a growing segment of the travel market.

Bhartiya Group Founder and Chairman Snehdeep Aggarwal has described the vision as extending beyond the creation of luxury resorts, with an emphasis on environments that encourage people to reconnect, nourish themselves and spend meaningful time together.

Arjun Oberoi, Executive Chairman of The Oberoi Group, has highlighted design as a central element of the concept, with gardens and carefully planned spaces intended to shape how guests experience each property. Vikram Oberoi, Chief Executive Officer of The Oberoi Group, has also emphasised the opportunity to expand into wellness-led hospitality while retaining the group’s focus on personalised service.

With 20 properties planned over the long term, the partnership could significantly broaden The Oberoi Group’s footprint in wellness and experiential travel. The initial Karnataka resorts will provide the first indication of how the group translates its established luxury hospitality model into a more holistic, wellness-focused format.
