Micro Mitti, India’s pioneering proptech co-investment platform, has unveiled Madhuvan Township, the country’s first residential community designed around air quality, wellness, and sustainability. Spread across 30 acres behind the Sheraton Hotel on the proposed 75-metre RE3 bypass in Indore, the project introduces a new era of health-first real estate.
The launch comes at a time when air pollution has emerged as India’s most pressing health crisis. The 2025 Air Quality Life Index (AQLI) from the University of Chicago identifies poor air quality as the nation’s greatest health threat. With Diwali nearing and cities like Delhi and Lucknow already reporting hazardous AQI levels, the need for cleaner, healthier living environments has become more urgent than ever.
Designed by award-winning architect Sanjay Puri, Madhuvan Township features two-sided open plots averaging 1,250 sq. ft., yet spatially planned to feel like 2,400 sq. ft. homes. More than 55% of the site is devoted to green zones, featuring layered plantations of native trees, shrubs, and groundcovers that naturally purify the air. The township’s design incorporates organic pathways aligned with natural sun and wind patterns to enhance ventilation, while murram walkways help regulate temperature and minimize dust.
Home to 465 families, the township’s clubhouse design has already earned the prestigious World Architecture Award. Every element of the project reflects an ecological approach. From shaded corridors, biodiversity pockets to breathable landscapes that support birds, butterflies, and pollinators. All of them contribute to measurable improvements in air quality.
Micro Mitti’s Founder and CEO, Manoj Dhanotiya, emphasised that the project aims to redefine real estate priorities. He noted that while traditional parameters have focused on location, size, and price, Madhuvan prioritises health.
With Madhuvan Township, Indore emerges as a leader in health-conscious urban planning, setting the stage for a national shift toward AQI-focused, sustainable housing that places people and well-being at the core of development.
